| Thinking
about Lease Renegotiation? |

Real estate is taking a beating
and the market is saturated with
vacant retail space. This is good
news for new businesses shopping
for space or existing businesses
opening additional sites or
upgrading size or location.
This also presents an opportunity
to renegotiate your existing lease
if your business is struggling or
you are nearing the end of your
existing lease.
You may have nothing to lose by
asking your landlord for
concessions.
It is important to prepare before
approaching your landlord about
changes to your lease or renewal.
1) Review your existing lease to
make sure you both are complying
with the leases obligations.
2) Do your homework re: vacancy,
market rates, etc. 3) Propose
immediate rent reduction in return
for extended term or higher
rent later. 4) Be creative about
reducing costs - consider reducing
landlord's services even if it
moves the obligation to you. You
likely save some money here. 5)
Open books to the landlord. He
may be more flexible if he
understands your motivation.
6) Demonstrate comparable sites in
support of the concession
requested. 7) Consider offering
to divert rent savings to
marketing. 8) Be cautious of
hiring a 3rd party to negotiate
for you as this may alienate the
landlord if you previously had a
good working relationship.
It is a lot easier for your
landlord to renew your lease than
find a new tenant. Be open and
friendly in your negotiations and
remember, the ultimate solution
has to work for everyone involved.

First we had Baby Boomers and then
Generation Xers. "Generation
Next" is here and businesses
will be adapting in many ways to
capture the Nexters. You've
probably heard about using
"Social Media" for your
business. Don't scoff.
Twitter, Youtube, RSS feeds and messaging
is here to stay. If you
plan to hire a Nexter or to sell
stuff to a Nexter, you have to
get on board.
Twitter
Local businesses are
tweeting limited time offers,
today's specials or movements of
their mobile location.
National businesses are tweeting
contests, promotions and give-aways.
News in 140 characters or less makes
tomorrows paper old news. All this  valuable
traffic far exceeds the lame WAYN
(aka Where are you now?), celebrity
follows and personal chatter.
I have to admit that I love Twitter,
especially the lunch specials and
deals. So do Nexters.
YouTube
Want to expose a Nexter to your
product? Shoot a video and load it
on YouTube. YouTube is the
2nd most widely used search engine
after Google. Next time you
are looking on the internet for
something, give YouTube a try.
Nexters are already there.
 Want
to train a Nexter employee?
Video or similar simulation rather
than live hands-on training
might get more results with the
Nexter employee.
Texting
A recent survery
indicated half of Nexters say they
sent or received a text message in
the past day. Texting may be
shortlived with the increase of
phones with email capabilities,
but the lexicon and shorthands
will survive. In our
fast-paced worlds, using shorthand
could come in handy for informal
communications. Ditch
texting but keep the shortcuts.
iPhone
I thought I had a lots
of apps on my Palm. The

staggering. You can find
an app for just about anything.
I recently evaluated an app
before buying watching video of
the app in use.
Screenshots are so yesterday.
